Most Palm Coast sellers walk into the listing conversation with a number already in their head — what the neighbor got in 2022, what they've put into it, what the online estimate said. Then the house lists at that number, and it sits. Thirty days. Sixty. Then the price cut, and the question every buyer starts asking: "what's wrong with that house?"

You end up chasing the market down. Reductions rarely recover what a right price on day one would have gotten — buyers who watched you drop twice come in low a third time. And right now in Flagler, one credible source says prices are up 3.5% and another says they're down 2.3%. Anybody who only shows you one of those is selling you something.

I'm Garrett Decker. Palm Coast is my home county — it's where The Decker Group started, and where I ranked sixth by volume in 2025. Redfin's cross-check for June has the median at $357,442 and down 2.3%. GoToby's own analysis says price reductions and seller concessions are holding the median up. Priced right, homes are moving. Priced to hope, they're the ones taking the cuts.

The water

Inside Palm Coast, a saltwater-canal home with a dock, a freshwater-canal home, a lake lot and a dry lot in the same section are four different products. "Waterfront" means very different things here, and buyers know it. It's the first thing I check when I price a house.

What's coming

Raydient's master plan west of US-1 would take approved units in that district from roughly 12,000 to about 22,000 homes over a thirty-year buildout, with the city planning to annex around 7,000 acres. It doesn't change your sale this year. It does change the supply picture in a decade — and nobody local is explaining it to sellers.
